A commercial kitchen floor has to perform long after the opening photographs have been taken. It faces hot oil, frequent wash-downs, dropped utensils, wheeled equipment, chemical cleaners and constant foot traffic. When the surface is poorly specified or installed over an unprepared base, the problems arrive quickly: cracked grout, standing water, loose tiles, failed joints and cleaning routines that never quite feel adequate.

The right result is not simply a matter of selecting a hard-wearing tile. Start with how the kitchen will actually work
The first question is not, “Which tile looks best?” It is, “What will happen here every day?” A compact café prep area has different demands from a high-output restaurant kitchen, a hotel catering facility or a production space with heavy rolling loads. The tiling specification should respond to the operation rather than follow a generic commercial palette.
Consider where water is used, where grease accumulates, where staff turn most often and where trolleys, refrigeration units or mobile benches travel. Cooking lines, pot-wash areas and dishwashing zones generally need the greatest attention to drainage, slip resistance and detailing. Dry stores or front-of-house servery areas may allow a more design-led finish, provided it still suits the cleaning regime and anticipated wear.
Wall tiling deserves the same practical thinking. A glazed wall tile can create a refined, light-catching finish and is straightforward to wipe down, but its layout must work around shelves, service penetrations, splash zones and corners. Full-height tiling can offer better protection in intense wash-down areas, whereas a carefully finished tiled splashback may be appropriate elsewhere. The scope should be clear before work begins, not resolved around installed equipment.
The substrate decides whether the finish lasts
Tiles cannot correct a weak, uneven or moving floor. Precision starts with assessment: checking the slab or existing screed for soundness, moisture, levels, contamination and cracking. Old adhesive, greasy residues and unstable finishes must be removed properly. Applying new tiles over a compromised surface may appear efficient at the outset, but it risks transferring every underlying issue into the new installation.
Commercial kitchens often require demolition, re-levelling and screeding before any tile is laid. This is where programme discipline matters. Screeds, levelling compounds and waterproofing systems need appropriate curing time. Rushing these stages to recover lost time can compromise adhesion and moisture management, creating a much more disruptive repair later.
Falls to floor wastes must be formed deliberately rather than improvised through tile adhesive. The floor should shed water without leaving persistent puddles or creating abrupt changes that make wheeled equipment difficult to move. Drain positions, grate heights and tile set-out need to be coordinated before the screed is placed. Large-format tiles can look exceptionally clean, but they are not always the sensible choice around multiple drains, where smaller formats may form falls more accurately and reduce awkward cuts.
Waterproofing is a system, not a visible layer
A tiled surface is not automatically waterproof. Grout, joints and tile edges are part of a finish, but they should not be asked to act as the only defence against moisture. In wet commercial areas, the waterproofing system beneath the tiles must be compatible with the substrate, adhesive, drains and planned movement joints.
This is particularly important at floor-to-wall junctions, around pipe penetrations, beneath fixed equipment and at thresholds. These are the locations where a rushed installation often fails first. Proper preparation, priming, reinforcing details where required and carefully executed terminations create a continuous protective layer before the visible finish is installed.
The specification should also account for local building requirements, hygiene expectations and the manufacturer guidance for each product in the system. A quality installation partner will not treat waterproofing, adhesive and grout as unrelated purchases. They must work together, with the right curing sequence and application method for the space.
Choose tile and grout for performance first
Porcelain and quarry tiles are common choices for commercial kitchen floors because they can offer durability, low water absorption and a practical range of slip-resistant finishes. The final selection depends on the use of the area, visual direction, cleaning process and budget. A polished surface may be entirely unsuitable where water and grease are routine, while an overly aggressive textured tile can trap soil and make daily cleaning harder.
That trade-off is worth discussing early. Higher slip resistance can improve underfoot safety, yet the texture must still be manageable for the cleaning equipment and chemicals used on site. Request physical samples, assess them under the kitchen lighting and, where possible, test them against the expected cleaning routine. A tile that looks excellent in a showroom can behave very differently in a busy working kitchen.
Grout selection is equally significant. Dense, stain-resistant grout can help maintain a cleaner appearance and reduce absorption in demanding areas. Epoxy grout may be appropriate where chemical resistance and hygiene performance are priorities, although it requires experienced handling and can add cost. Cementitious grout may suit lower-demand areas when specified and installed correctly. Neither choice compensates for poor joint preparation or inadequate cleaning.
For walls, smaller tiles can navigate outlets, corners and service details with a crisp finish, while larger wall formats create a calmer visual field with fewer grout lines. The best option is the one that respects the room geometry and allows neat cuts. Narrow slivers around a door frame or exposed unfinished edges undermine an otherwise premium fit-out.
Detail the edges, joints and transitions
Commercial tiling is defined by its details. Movement joints should be planned to accommodate substrate movement and changes in plane, rather than filled rigidly with grout. Perimeter joints, junctions between walls and floors, and interfaces with other materials need an appropriate flexible sealant or movement profile.
Coving at the floor-to-wall junction can be particularly valuable in commercial kitchens. It removes the sharp internal corner where debris and moisture collect, making wash-down and routine cleaning more effective. The coving should be formed and finished accurately so it reads as an intentional part of the design, not an afterthought.
Doorways and transitions deserve similar care. A floor finish must meet adjoining surfaces at the correct height, avoid trip points and protect vulnerable tile edges. Where stainless steel, vinyl, timber-look finishes or resin flooring meet tile, the interface needs to be resolved as part of the wider fit-out. These decisions influence both longevity and the visual standard of the completed space.
Plan installation around the wider programme
A kitchen fit-out involves several trades working in close sequence. Drainage, plumbing, electrical services, mechanical equipment, joinery and stainless fabrication all affect the tiled surfaces. The tiling contractor needs accurate information about floor wastes, equipment footprints, thresholds and wall penetrations before setting out begins.
Clear set-out is more than an aesthetic exercise. Centring tile lines where they will be seen, balancing cuts and aligning wall joints with key architectural features gives a commercial space a composed, high-end finish. Just as importantly, it avoids last-minute compromises when equipment arrives or a drain grate sits awkwardly across a grout line.
Protect completed tiling from following trades. Even a well-installed porcelain floor can be chipped by unsecured equipment, damaged by abrasive debris or stained by unsuitable products during final works. A sensible handover includes cure times, protection requirements and guidance on the first clean. This protects both the finish and the opening programme.
