How Much Tile Wastage Should I Allow for My Project?
A tile selection can look flawless in the showroom, then become unexpectedly tight once cuts, corners, trims and site conditions enter the picture. So, how much tile wastage should I allow? For most straightforward installations, 10% is a sound starting point. But the right allowance is not a fixed rule. It depends on the tile, the layout, the room geometry and the standard of finish you expect.
Buying too little can interrupt a programme while more stock is sourced, often from a different production batch. Buying far too much is unnecessary spend and storage. The goal is to order enough material to protect a precise installation, preserve colour consistency and retain a sensible quantity for future repairs.
How Much Tile Wastage Should I Allow?
As a practical guide, allow 5% for a very simple, square or rectangular space with standard-sized tiles laid in a straight grid. Allow 10% for most residential bathrooms, kitchens, laundries and open-plan floors. For diagonal layouts, herringbone, intricate patterns, large-format porcelain, natural stone or rooms with many corners and penetrations, 15% is often more realistic. Complex feature work may call for 20% or more.
These percentages are calculated on the net tiled area. If a bathroom floor measures 6 square metres and the selected layout warrants a 10% allowance, order at least 6.6 square metres of tile. As tiles are commonly sold by the box, the final quantity should be rounded up to full boxes, not down.
The allowance is not simply for breakages. It accounts for every tile trimmed at a perimeter, around a doorway, beside a niche or around a floor waste. It also gives the installer the freedom to select the best pieces for prominent locations rather than forcing an awkward cut into a highly visible finish.
Why Waste Allowance Changes from Project to Project
A large, open room tiled in a conventional grid uses material efficiently. There are fewer perimeter cuts in proportion to the total area, and the offcuts from one row can sometimes be reused in the next. A compact ensuite can be the opposite. It may have a shower recess, vanity, toilet pan, doorway, floor waste and several wall returns, all within a small footprint. Its tiled area is modest, but its cutting requirement is high.
Tile size also has a major influence. Large-format tiles create fewer grout lines and a refined, uninterrupted surface, but they do not necessarily reduce waste. A 600 x 1200 mm tile in a small room may require substantial trimming at several edges. Once cut, the remaining piece may not suit another location. Large tiles also demand careful handling and accurate setting-out, particularly where walls are not perfectly square or floors need correction before installation.
Patterned layouts naturally require more material. A 45-degree diagonal layout creates triangular cuts around every edge. Herringbone, chevron and basketweave patterns require a disciplined set-out and generate offcuts that cannot always be reused. The visual reward can be exceptional, but the tile order needs to respect the design.
Natural stone deserves particular care. Veining, shade variation and directional movement are part of its character, yet they require dry laying and thoughtful selection. Extra material gives the tiler scope to balance the appearance across the surface and omit pieces that do not support the intended composition.
The Factors That Deserve a Closer Look
Before finalising the order, consider the details that often sit outside a basic square-metre calculation.
Room shape and obstructions
Bay windows, angled walls, columns, stair returns, curved features and multiple doorways increase cutting. So do floor wastes, pipe penetrations, wall-mounted fixtures and recessed niches. On walls, a window or shower niche does not always reduce the required tile quantity as much as its area suggests, because it creates extra cuts around the opening.
Set-out and tile direction
The direction of a rectangular tile can change the quantity required. A plank tile laid along the length of a room may use cuts differently from the same tile laid across it. A centred set-out, where matching cuts are balanced at opposite walls, usually delivers a more considered finish than beginning with a full tile at one edge. It can, however, require more offcuts. That is a worthwhile trade-off when visual proportion matters.
Tile calibration and batch variation
Tiles are manufactured in batches, and minor variation in tone, finish or size can occur between runs. Ordering the complete quantity together helps protect consistency across the installation. This matters especially with timber-look porcelain, concrete-look tiles, feature glazes and natural materials, where even a subtle difference can be apparent under changing light.
Future repairs
Keeping spare tiles is prudent, particularly for bathrooms, kitchens, commercial spaces and high-traffic floors. A few tiles stored safely can make a future repair far simpler if a tile is damaged, a fitting is moved or access is needed beneath the surface. For a distinctive tile, discontinued range or natural stone, retaining a little more than the installation allowance is sensible.
A Better Way to Calculate Your Tile Quantity
Begin with accurate measurements of each tiled surface. Measure floors separately from walls, and break irregular spaces into smaller rectangles where possible. Multiply length by width to establish the area, then deduct large openings only where doing so genuinely reduces tile use. Small openings and fixtures are often best left within the calculation because of the cuts they create.
Next, confirm the tile dimensions, laying pattern, grout joint and direction of travel. A tile plan does more than estimate quantity. It establishes where full tiles begin and end, how cuts fall at walls and whether feature lines align with key elements such as a vanity, island bench, window or doorway.
For a premium result, this stage should happen before the first tile is fixed. A well-considered set-out avoids narrow slivers at visible edges, keeps grout lines intentional and allows the installation to feel balanced rather than merely fitted into the room.
Then apply the appropriate waste percentage and round the total up to complete boxes. Check the box coverage carefully. Nominal tile size and actual coverage can differ once grout joints and manufacturer packaging are considered. If the project includes multiple tile types, calculate each one separately. Floor tile, wall tile, feature tile, skirting, stair nosing and mosaic sheets each have their own cutting profile and allowance.
Where Cutting Back Can Cost More
Reducing the tile order to the exact measured area can look economical on paper, but it creates risk at every stage. A single cracked tile, an unexpected wall variation or a late design adjustment can leave the project short. Waiting for extra material may delay grouting, fit-off and handover. If the original batch is unavailable, a close match can still be visibly different.
There is also a workmanship consideration. Quality installation relies on controlled choices. The installer should be able to reject a chipped piece, position tonal variations carefully and make clean cuts without trying to rescue every offcut. Material pressure can compromise those decisions, particularly in design-led spaces where lines, symmetry and finishing details are under scrutiny.
This does not mean every project needs a generous 20% buffer. In a large, repetitive commercial floor with straightforward geometry, a lower allowance may be entirely appropriate. The discipline lies in matching the allowance to the scope, not applying one percentage blindly.
Plan for the Surface Beneath the Tile
Tile quantities are only one part of a reliable installation. Surface preparation can reveal conditions that affect the programme and final set-out, including uneven substrates, out-of-square walls, moisture concerns or floors requiring levelling. Waterproofing zones, movement joints, trims and caulking details should also be resolved before materials are ordered wherever possible.
